Minimum Energy Efficiency Standards

What are the Minimum Energy Efficiency Standards?

The Minimum Energy Efficiency Standards (MEES) came in to force on the 1st of April 2017, so now Domestic and Non-Domestic buildings need to achieve a minimum of an E rating to be let out to a new or existing tenant.

The minimum E rating is only the first stage of the MEES, there is likely to be a higher minimum standard of D in 2025 and then C in 2030.

The MEES only apply to buildings which require an EPC and are let with a lease, so normally exempt properties such as detached buildings under 50sq meters, places of worship etc. are not required to meet the Minimum Energy Standard.

There are also exemptions where it can be demonstrated that all cost-effective measures have been installed and the property still does not meet required standard.

Our consultancy process involves an initial inspection of the property where we will gather all the data and evidence for the EPC. We will then run the calculations to see how the property is currently rated and produce a bespoke plan of improvements.

The plan may involve some improvements which are listed in the recommendations, but there are also many other ways to improve the rating which may be cheaper and simpler to implement.

When the work has been completed, we will then re visit the property and produce the EPC.

 

A good plan can save hundreds if not thousands of pounds in unnecessary of ineffective improvements, so it is vitally important to find a good assessor and not just any assessor to advise you on improvements.
