What is an EPC?

Energy Performance Certificates are the government's way of trying to monitor and reduce CO2 emissions produced by buildings and for domestic buildings, to help reduce fuel bills. The main rating on a domestic EPC is based on cost efficiency, which means some improvements which make the property more green, will actually reduce the EPC rating if they are more expensive to run.

 

A domestic EPC is a four page document, which includes:

 

• an energy efficiency rating from A to G based on cost efficiency

• an environmental impact rating from A to G based on carbon emissions

• a recommendations list of energy saving improvements

• an estimate of energy use

• the details of the Energy Assessor who lodged the EPC

 

The improvements can save you money and could make your property more attractive to potential buyers or tenants, the other good news is that an EPC is valid for ten years whether you are letting or selling your property!
